Walk to lakefront common area (only for subdivision homeowners) on Lake Lillinonah (Housatonic River) with boat docks, beach and picnic areas. The most interesting comparative data is about the sale of 8 Cove Road (next door) in February 2013 for a reported $624,000. 8 Cove Road is about the same living area (3,038 sq.ft) as 6 Cove Road (2,980 sq.ft). The main differences are that 8 Cove has in-ground pool, newer kitchen and newer flooring. Owner's listed price of $539,000 is very competitive considering that 8 Cove sold nearly 18 months ago for $85,000 more.

 

The internet real estate sites of Zillow and Trulia are seemingly low-balling their estimated market value of 6 Cove Road, in the opinion of Owner, probably because they don't have sufficient information upon which to make a more realistic valuation. The reason for this is that the home has never sold before, the public info available is minimum, and Owner has owned this home since it was built in 1979.
